The Role: We are looking for a motivated and detail-oriented Appraisal Operations Specialist to join our team. In this role, you will collaborate with appraisal department team members to provide collateral evaluations that support loan-making and servicing. You will also serve as a key facilitator, ensuring seamless workflow and communication between internal staff and external resources.

What You Need:

  • Experience: Reading, platting and identifying legal descriptions and experience in appraisal operations or a related field is a plus.
  • Education: Bachelor’s degree in Business, Agriculture, Finance, or related field, or equivalent experience.
  • Skills: Ability to communicate complicated information to customers and exceed customer expectations.

This position is classified as Non-Exempt under the Fair Labor Standards Act.

This position is primarily located in Jefferson City or Columbia, Missouri, however, all other FCS branch locations will be considered based on candidates’ qualifications and needs. Flexible work environment will be considered after the initial training period is complete and based off of the candidates’ qualifications and needs.

Sales Writing, Subject Identification and Appraisal Reporting

  • Prepares work and electronic folders for appraisal assignments 
  • Collects supporting information for appraisal reports, including but not limited to:  location maps, assessor maps, aerial maps, soils maps, FEMA maps, property profiles and legal descriptions
  • Collects sales information as directed from a variety of sources including county websites, MLS and realtor websites. 
  • Develops relationships with realtors and others in order to obtain documentation and verification of the sales
  • Starts appraisal reports/templates, completes addenda exhibits, proofreads, and checks final reports for accuracy
  • Locates and plots area/neighborhood sales information as needed 
  • Compiles data for the annual benchmark study and participates in drafting the reports for management 
  • Compiles and inputs basic sales information into the sales database
  • Initiates written and telephone communications to obtain information and related documents 
  • Maintains team Sales Manual

Continuous Process Improvement 

  • Tracks and reports on active, pending and upcoming appraisal department projects
  • Completes assigned tasks to facilitate project completion
  • Monitors follow-up requirements in assigned areas
  • Establishes and maintains records, procedures, manuals and files for projects
  • Communicates appraisal programs and project status updates, verbally and in writing, to staff and others as requested
  • Other duties as requested to support the department’s continuous improvement efforts and initiatives

Engaging Fee Appraisers

  • Prepares requests for competitive bidding process
  • Initiates written and telephone communications to obtain information and related documents
  • Engages the successful fee appraiser by completing and communicating the letter of engagement
  • Establishes an electronic work file
  • Communicates assignment acceptance conditions to the branch and appraisal staff
  • Tracks appraisal requests and follows-up as needed
  • Completes Appraisal Quality Control Review and ensures FCS Financials’ requirements have been met
  • Completes delivery checklist 
  • Approves invoices within delegated authority level and seeks secondary approval for invoices beyond delegated authority level  
  • Provides approved invoices to the accounting department for payment
  • Maintains the approved appraiser database and ensures requirements have been met when adding new appraisers 
  • Provides feedback on fee appraisers overall performance  
  • Provides notification of changes in the fee appraisers area of coverage, fee increases, etc.

Tracking and Reporting

  • Pays, tracks and reconciles subscriptions, membership dues, license renewals and appraisal related accounts payable/receivable as delegated by the Chief Appraiser or Team Leader  
  • Develops and pulls reports for management from the tracking system including but not limited to, reports with sales data, appraisal status, processing time and production information  
  • Updates and maintains databases for rental and cost data   
  • Prepares and maintains neighborhood and area demographics, as well as commodity data as requested by appraisal team
  • Provides assistance in the coordination, tracking and reporting of the annual Benchmark and Range of Value projects

Minimum Qualifications

  • Bachelor’s degree in Business, Agriculture, Finance or a related field
  • 1 year of experience in reading, platting and identifying legal descriptions
  • Or an equivalent combination of education and experience sufficient to perform the essential functions of the job

 Required Knowledge and Skills

  • Working knowledge of appraisal procedures 
  • Working Knowledge of legal descriptions and platting
  • Working knowledge of accounting practices and procedures
  • General knowledge of the agricultural industry
  • Oral and written communication skills, sufficient to exchange information effectively with peers, supervisor and customers
