Summary:
The Certified Appraiser performs appraisals for clients by researching, analyzing, and valuing agricultural property and buildings, including noted improvements.

Position Responsibilities:

  • Appraisal Services
  • Researches property to be appraised
  • Determines which transactions are to be utilized to complete an assessment of value
  • Utilizes market data to understand market trends and determine an unbiased opinion of value
  • Ensures appraisals are compliant with the Uniform Standards of Professional Appraisal Practice (USPAP)

Inspections

  • Completes inspection of the subject property/chattel
  • Interviews the property owner and/or tenants and determines what content to include
  • Determines the physical condition, quality and characteristics of the property

Comparable Sales

  • Researches comparable sales in area, market and neighborhood data, and cost information
  • Applies market derived data to subject properties
  • Determines which sales are most applicable and what sources of information are best
  • Determines what aspects affect value and the impact they have

Appraisal Reports

  • Applies market derived data and concludes the opinion of value of subject property
  • Writes a report stating the facts on the appraisal for each client
  • Explains the approaches and information used to determine value

Marketing

  • Attends functions such as auctions and sales to represent the Association
  • Represents the Association at local community functions
  • Communicates potential sales leads to Loan Officers

Education

  • Attends education courses to obtain appraisal license Represents the Association at local community functions

Minimum Qualifications:

  • Bachelor’s degree in agriculture business or economics
  • Appraiser: 2 years of appraisal and/or real estate experience
  • Or an equivalent combination of education and experience sufficient to perform the essential functions of the job
  • Certified General Appraiser License

Knowledge and Skills Required:

  • Working knowledge of computers and technology to sufficiently create, update and save a variety of documents
  • General knowledge of agriculture practices
  • General knowledge of building and construction techniques and materials
  • General knowledge and understanding of banking and the lending processes
  • Skill in interacting and working effectively with others
  • Skill in computing ratios, rates, and percentages to calculate property values
  • Skill in listening and conveying awareness of a customer’s problem or issue to find resolution
  • Oral and written communication skills, sufficient to exchange information effectively with peers, supervisors and customers
